Hey folks, i've noticed that the valley's real estate market as declined some. There are properties selling 10 - 15,000 dollars below appraisal. Do you think it' a good time to invest in property? I'm new and would like to learn the ropes...

Hi,
I would not be in a hurry to invest just yet. With interest rates on the rise, sellers may be willing to drop their prices even lower. The market was so over inflated to begin with, that i think there is still room for prices to come down. That's just my opinion. Good luck to you!

Hey! i think i can like this site... I just found it! Anyway to answer your question. I agree with Terry. I wouldn't be in a hurry to start investing just yet. It's a tough market right now, it's hard to say what's going to happen with Arizona's real estate market, look what happened in 2005. Since the prices are coming down, there could be another boom next year. Wish i had a better answer for ya. But one bit of advice i can give, i don't think you really can loose in real estate.

Good luck in finding a good deal. As soon as a good deal hits the market, you got cash holding, man eating investors to deal with. There still out there....

Dean, you are funny and probably are a man eating investor.
Houses outside the phoenix area have come down quite a bit because pefople do not want to drive that far to work. So, i think it would be a good time to invest in some of these properties. They will go up again... That's what i think, but what do i know, i'm not a man eating investor...
